We then had the home professionally cleaned and pressure washers. We brought the home to market at a strong but attractive price showcasing its best attributes with stunning professional photography and aerial drone footage. We needed to balance a strong sales price with a relatively fast sale in order to ensure Barbara would get the maximum amount for her mother’s care, We prepared the home by addressing some minor items that we knew to be common insurance dead-stops BEFORE we came to market. We knew the aging roof would be an issue for any buyer getting a loan but Barbara didn’t have the finances available to replace it without the funds from the sale. The home was well cared for and clean so we felt comfortable pricing the home on the higher side yet allowing room for a new roof to be negotiated. We negotiated a sales price $6,400 over asking with a new roof and hired a contractor who accepted payment at closing. The home appraised at value and we had a smooth transaction to closing.
